1. Subject of the Contract These General Terms and Conditions (GTC) regulate the rental of holiday apartments by Safeselect Limited 'Landlord' to guests 'Tenants' through various online platforms.

2. Booking and Conclusion of Contract 2.1. A booking is established when the Tenant submits a booking request via one of the online platforms and the Landlord confirms this request. 2.2. The rental agreement comes into effect as soon as the booking confirmation has been done by the Landlord.

3. Payment Conditions 3.1. The rental price is due at the time of booking and can be paid via the payment methods offered on the respective online platform. 3.2. In case of late payment, the Landlord reserves the right to cancel the booking

4. Cancellation Policy 4.1. The tenant can cancel the booking free of charge up to 30 days before arrival. 4.2. In case of cancellations after this period or in case of no-show, a cancellation fee of 100% of the rental price will be charged. 4.4. For special conditions and long-term rentals from 4 weeks, there are no cancellation options.

5. Arrival and Departure 5.1. The holiday apartment is available to the tenant on the day of arrival from 4 PM. 5.2. On the day of departure, the holiday apartment must be vacated by 11 AM.

6. Use of the holiday apartment 6.1. The holiday apartment may only be used by the number of people specified in the booking. 6.2. Pets are not allowed. 6.3 Smoking is strictly prohibited indoors. 6.4 Use of sanitary facilities: Disposing of toilet paper or other foreign objects in the toilet bowl is expressly prohibited. Instead, toilet paper must be disposed of in the designated containers. In case of violation of this rule, a fee of €200 for external pipe cleaning will be charged.

7. Liability 7.1. The landlord is not liable for damages caused by force majeure or improper use of the holiday apartment by the tenant. 7.2. The tenant is liable for all damages occurring during their stay in the holiday apartment. Charging of electric cars is strictly prohibited.

8. Final provisions 8.1. Should any individual provisions of these General Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected. 8.2. The law of the Republic of Cyprus applies. The place of jurisdiction is the registered office of the landlord.
